Construction Is Just a Small Step in the Process
Remodeling timelines are often confusing. While remodeling itself might only take 4-12 weeks, few people realize how much goes into the design, bidding, and planning process before construction even starts. Today, we’ve compiled a simple step by step pre-construction, construction, and post-construction timeline to truly help you understand just what to expect throughout the remodeling process!
-
Phone Consultation
When you contact our office, we like to start with an initial phone call to learn more about you and your project needs. It helps us share a bit about our process and give you a quick introduction to COR Improvements.
-
Face-to-Face Consultation
Our face-to-face consultation typically is scheduled within a week and is focused on finding your WHY? Do you have a new child on the way? Are you planning to stay in your home as you age? Do you just want to make your family home feel new again? Focusing on the WHY, our initial consultation process is all about getting to know you, understanding your needs, and providing a ballpark budget to kick off our planning process.
-
Email Consultation, Design & Plan Agreement
To verify and reiterate what we heard during the face-to-face process, we provide a thorough email recap along with our Design & Plan agreement – the next step in moving your project forward!
-
Setup in CoConstruct
As soon as we begin our work together, we set up your project in our cloud-based system called CoConstruct. It’s your central location for plans, schedules, materials, bids photos, communications, and more throughout the life of your relationship with COR Improvements.
-
Design & Plan
Our Design and Plan agreement allows us to start the design process, creating initial drawings, layouts, and plans for your future renovation project. Simple projects like a small bathroom remodel may take only a few weeks to design, while an addition or whole house remodel may take longer.
-
Material Selections
Once we know you like the overall layout and concept for your remodeling project, it’s time to go shopping! Connecting you to our network of suppliers, you work with our sales designer to select the fixtures and finishes for your home. We have strong relationships with several suppliers and invite you to visit their showrooms to envision your new COR Improvements space coming to life! In fact, you can fast-track your remodel if you’ve already worked with one of these partners on a design for your new home!
-
Setup & Prep, Demo
Setting up dust containment, waste and debris management systems, and other preparation helps ensure the disruption to the rest of your home is minimized.
-
Manage Unforeseens
Years of experience have taught us one thing…you haven’t seen it all until you’ve seen it all! Knowing that older homes often have surprises behind the walls, our team plans on 5-10% of your budget for unforeseens. Typically these come up during the demo phase once walls are opened up and the existing plumbing, ventilation, and electric are exposed. At COR Improvements, we plan for these costs as part of your budget, knowing that the best surprise in your remodeling process is having no money surprises! Best case scenario, the unforeseens are small and you can save on your overall project costs, choose upgrades, or buy furniture for your new space all without breaking the bank!
-
Rough-in
Concrete, framing, plumbing, electrical, and insulation are part of the rough construction process and the timeline varies with project size. A small project may take only a week, while a whole home remodel could take 1-2 months.
-
Rough-in Inspection
The most critical step in ensuring the workmanship behind the walls, we know the code, require quality, and embrace the inspection process…even if it can cause a small delay from time to time.
-
Drywall & Paint
The project starts to take shape and rooms reveal themselves in the drywall and painting process.
-
Flooring
Hard floor surfaces such as LVP, tile, and wood which can be both protected and easily cleaned are installed at this point, while carpeting is saved until the very end of your project.
-
Punch List & Lien Waiver
Once your project reaches substantial completion, we handle any small punch list items that might remain. A backorder fixture or a final touch occurs from time to time, and we’re here after construction to ensure those loose ends are tied up along with lien waivers.
-
1 Year Anniversary Walk-through
After 1 year of living in and enjoying your new space, we perform a walk through. Proactively fixing any issues and providing added education on how to protect and preserve your investment, we are committed to your happiness.
-
Our Promise
At COR Improvements, we stand by our work. If something isn’t right within the first two years, we’ll come back and fix it.
-
